We essentially anticipate operations on lower floors and apartments on upper floors. There is a kindergarten in the middle of the area, but there we also include a cultural house - "Your House". There we envision a library, healthcare, meeting and entertainment facilities, laundry and possibly rental space for innovative companies and entrepreneurs. We emphasise that the roof balcony of buildings is shared so that everyone can enjoy the quality of such residences. On the roof balcony we expect good houses and the possibility of cultivation in accordance with ideas of increased sustainability within the city limits.

We anticipate a fairly unchanged operation in the eastern part of the planning area, with the exception of the TV House (which is a first name in the minds of middle-aged and older fellow citizens) and damages south of it. The TV House has ideas for hotels, but we want the warehouses to have a renewed life through cultural activities. In the future, it would be desirable for Block B parking to be placed underground in the middle of the site. The total building volume on Hekla plot according to the proposal is approximately 40.000 m². We expect about 300 apartments (30,000 m²) and 10,000 m² of commercial buildings, or a division of 75/25%.
